Where life finds a slower rhythm.
A privately-run lakeside community between San Marcos and Tzununá, where thoughtfully designed homes, lush gardens, and Lake Atitlán invite you to slow down and stay awhile.
Pasajcap is more than a collection of homes. It’s a place where mornings begin with birdsong, work finds its natural rhythm, and the lake is never far away. Some guests stay for a month. Others arrive for a season and end up staying much longer than planned.

Homes made for staying awhile
Different homes for different budgets, all sharing the same thoughtful design, peaceful setting, and sense of belonging.
Small moments, collected slowly.
A place people return to
Pasajcap grew slowly over more than a decade, shaped one home at a time by a French designer working alongside local Mayan craftsmen. Once a coffee plantation, the property evolved with the land rather than following a master plan, each new home finding its place naturally. The original coffee bushes still grow among the gardens today, quietly linking the land’s past with its present.
Today, Pasajcap remains privately owned and personally cared for. Every home, path, and garden is maintained with the same attention that went into creating it.
Many guests arrive for a short stay and find themselves changing their plans.
“We came for a week and stayed a month.”
